Property Management Packages

Tenant Placement (Bronze Package)

This package is for owners who want to manage their own property but would like help with tenant placement. Tenant Placement is one of the most important decisions you will make as a landlord. Picking the wrong tenant can cost an owner thousands of dollars. Jamlyn Properties will take pictures and list properties for rent on several different platforms and do advertising on social medial for exposure. We can provide you with comparable rents in the area, pre-screen potential tenants, and confirm tenants source of income. We will conduct the showings of your property. Jamlyn will facilitate lease signing and deposit collection. We can facilitate tenant move-in’s and move-outs. The fee is a $150 deposit upon signing the Tenant Placement Agreement. Once tenants are placed, Jamlyn will collect half of the first month’s rent minus ($150 deposit). Minimum fee is $800.00.

Assisted Property Management (Silver Package)

This package is designed for owners who still want to be involved in managing their rental property but would like some professional assistance. If your property requires tenants, you will need to refer to the Bronze Package for the fees associated with placing a new tenant. Once tenants are placed Jamlyn Properties will collect monthly rent from tenants and provide rent receipts. We will prepare and send monthly receipts or invoices to the owner. Jamlyn Properties will make themselves available to tenants and owners during regular business hours Mon -Fri 8:30am -5pm. Any emergencies outside of regular business hours with the property would be for the owner to manage. Also, any repairs or maintenance would be the owner’s responsibility to conduct or arrange with appropriate service providers. Jamlyn will canvass the property once a year to identify any concerns or clean up that may be required. Any request from the owner to conduct work outside of what is outlined in this package is subject to additional fees.

Full Property Management (Gold Package)

This package is for owners that want a “hands off approach”. Jamlyn Properties will collect monthly rents and provide receipts to tenants. Bi-annual outdoor property inspections to identify any required maintenance or clean-up required of the property. We can manage property turnover and rental inspections upon tenants leaving. Yearly fire alarm. CO detector and safety checks. We prepare monthly statements for owners and do yearly rent increases. We manage all maintenance and repair requests. We can manage lawncare and snow removal for your property if required. We provide 24-hour, 7 days a week service to tenants for emergencies. Jamlyn Properties uses only trusted, licensed, and insured contractors to complete repairs and maintenance.
